Dungarvan- Fishing from the Patio !

Am down in Dungarvan for the BH weekend with herself. I won't have much chance to fish but the apartment we are staying in is right on the water and the owner says you can fish from the patio at high tide! See attached photo

I've also attached an aerial photo indicating where the apartment is.

I was wondering what could I hope to catch at that spot? I would have thought flounder would have been a good bet, maybe mullet too? Would the silver spiny fellas venture this far too?

Any ideas on bait, tactics etc for this particular spot greatly appreciated. PMs welcome too. Obviously if I get more time I'll try hit the more recognised marks.

small giltheads are found in the harbour at high tide too

Beautiful here this morning. But fishing the flood tide was just weed and crabs. Hopefully the ebb will be better
