A spot in Youghal

Setting myself up for this year's cod season- last year was the first time I targeted them and had some success in Monkstown.
I am thinking of trying Youghal this winter for a bit of variety. I know the usual spots, but there's one spot that I could do with a bit of info on. I'd say it's a reasonably well known spot, I just don't know what people refer to it by.

It's on the main Cork Waterford road, just after the bridge as you head towards Ardmore. Just after the bridge on the right hand side there is a little building, and the ground juts out into the river. Plenty of room to park. I often see people fishing off it. Was just wondering what people know this mark as.

I assume it would fish similar to Ferrypoint i.e. before and after LW ?

That is the Old Bridge, there used to be a bridge that ran across the river to where the landfill is now.

It can produce but there are much better spots

Known as the council yard. Not great.
